Technical portal for builders
Clear answers to the most common questions about costs per square meter, resource planning, and materials management in logistics projects.
The cost per square meter is determined based on the type of structure (steel, reinforced concrete, or mixed), usable height, column spacing, and interior finishes. At Sqftconstruction, we use an updated database with regional prices, including labor, machinery, and basic materials. For example, for a 5,000 sqm warehouse with a height of 12 m, the indicative cost ranges between 180 and 250 euros/sqm, depending on technical specifications.
For a precise estimate, you need: architectural and structural plans, the specifications book, technical specifications of materials, the geotechnical study, and, if available, the previous quote. We can also work with preliminary sketches, but accuracy increases significantly with more detailed documentation. The standard delivery time for an estimate is 3-5 business days.
In our quotes, we include a monthly price update clause for volatile materials, based on official public indices. We also recommend purchasing materials with long lead times (steel, rebar) in advance and negotiating framework contracts with suppliers. In the last 12 months, we have observed variations of 8-12% for steel and 5-7% for concrete, which we transparently reflect in estimates.
A standard quote includes: earthworks and foundations, structural framework (columns, beams, slabs), enclosures and roofing, plumbing, electrical and HVAC installations, interior and exterior finishes, as well as site organization. For each chapter, quantities, unit prices, and total values are detailed. We do not typically include design costs or permits, but we can add them upon request.
Reducing waste starts with rigorous quantity planning and phased supply, synchronized with the execution schedule. We recommend using a digital inventory tracking system and sorting waste for recycling. In our projects, we have achieved savings of 10-15% on material costs through optimized cutting (steel, cladding) and reuse of formwork. We offer free consultancy for implementing these measures.
The indicative quote is based on average data and is useful in the feasibility study phase, with an error margin of ±15-20%. The firm quote, prepared based on complete technical documentation and supplier offers, has a margin of ±5% and is used for signing execution contracts. We offer both types, and the transition from one to the other is made by updating quantities and prices as the project is detailed.
Features designed for entrepreneurs executing logistics and industrial projects. Each module addresses a real stage in the workflow.
Enter the hall dimensions, type of steel structure, and height regime. Get an estimate per square meter adjusted to current material market prices.
Preliminary estimate ready in 5 minutes, not two days.
Divide the project into stages: foundation, structure, enclosures, installations. Allocate quantities and costs for each phase, with the ability to adjust along the way.
The budget stays under control even when steel prices change monthly.
Track stocks of concrete, steel, sandwich panels, and prefabricated elements. Receive alerts when a material drops below the minimum threshold.
Waste reduced by up to 12% and fewer emergency orders.
Access updated prices for materials and labor, structured by category: foundations, steel structures, roofs, industrial flooring.
No more wasting time with quotes from ten different suppliers.
The conditions below clarify how to interpret the estimates and quotes published on this portal. Reading them carefully eliminates misunderstandings related to costs, resources, and deadlines.
The values displayed for each type of industrial construction represent seasonally adjusted national averages. They do not include special foundations, additional seismic reinforcements, or high-capacity HVAC systems. A firm quote requires a site visit and a customized bill of quantities.
All calculations in the resource planner are based on current month quotations for reinforcing steel, cement, aggregates, and hot-rolled metal profiles. Market fluctuations can alter the final budget by up to 8% per category. We recommend updating the quote every 30 days during execution.
The planning of execution phases is carried out under normal weather conditions and with unrestricted site access. Delays caused by strikes, customs blockages, legal restrictions, or extreme natural phenomena are not covered by automatic estimates. Each project receives a revised schedule after contract signing.
Our estimates cover the foundation, metal structure, perimeter enclosures, and roof. Interior finishes, low-voltage electrical installations, fire suppression systems, and exterior platforms are calculated separately, based on the beneficiary's technical specifications.
The resource allocation tool operates on a batching principle: each delivery is associated with an execution phase. Minimum order quantities are set by suppliers and may influence planning. We do not guarantee permanent stock for materials with long manufacturing lead times, such as large-span beams.
